Publication date: September 2024.
On August 22, Gómez Platero Architecture and Urbanism took part in the Real Estate Investment and Development Congress at the Marriott in Bogotá, Colombia. Julián do Santos, Head of Business Development for the firm in Colombia, shared key takeaways from the event, which has become a strategic platform for building business relationships and analyzing the regional market.
Reading time: 3 minutes.
Julián do Santos noted, “The congress provided a firsthand view of how investment funds are reigniting their interest in Colombia’s real estate sector. While their current presence in the local market remains small compared to other countries in the region, significant growth is expected in the coming years, especially in the commercial and mixed-use segments.”
He also emphasized Colombia’s economic recovery: “Colombia is entering a phase of economic rebound, and 2025 is set to be a year of significant growth for the real estate sector. Favorable conditions, such as lower interest rates and more stable inflation, have created a promising environment for construction investment.”
Discussing market trends, Do Santos added, “We’re seeing tremendous potential in mixed-use developments and the office sector, where cities like Medellín have vacancy rates below 5%, much lower than other regional markets such as São Paulo or Panama, which have rates above 20%. This shows the strong opportunities for development in Colombia.”
These insights underscore Colombia’s bright outlook in real estate, with expanding opportunities for new projects and foreign investment, positioning the country as a key player in the region.
