This preliminary design of mixed-use premises is located in an area of Guatemala City characterized by its diverse commercial, residential, and office functions, harmoniously coexisting with a vibrant artistic scene, establishing itself as a hub of cultural creation and dissemination in constant motion. Thanks to this strategic location, the ensemble has enormous potential to become an innovative urban landmark, inclusive and actively engaged with the community.
Through a mixed-use base, the preliminary design seeks to strengthen the relationship of the new building with the urban environment and its own cultural dynamics. Comprising retail spaces, offices, public areas, and a multi-level playful promenade, the piece invites residents of the area to engage with the space and its proposed activities. The housing volume is segmented into three attached towers aimed at maximizing profitability, developed in a series of consecutive phases.
With the aim of offering a robust and interactive spatial experience, the preliminary design seeks to integrate public space through a multi-level route, capable of connecting users of public space and residents with the interior program and the landscape of the territory. The core of the building diversifies the proposal between spaces for lingering, commercial use, and circulation areas with trays, slopes, ramps, and platforms that enhance the enjoyment of interaction and natural exchange within the mixed-use program.
The design's intentionality is oriented towards enhancing coexistence and social integration, generating a community that involves current and future residents based on a hybrid identity that preserves the locality, uses, and customs of the place.
Regarding its construction style, it is based on a rigorous and rational structural design that extends throughout the project, both in the operational areas and in the interior spaces that contribute to making the ensemble an attractive and suggestive place.
Overall, Join aims to cater to the young demographic segment through a mixed-use space of high intensity. Focused on generating quality of life through the integration of public, recreational, and continuous space, and the commercial and cultural activities that emerge within the ensemble, with a broad and varied spectrum of use.
