The project as a tool for urban transformation. Nuevocentro represents an emblematic change for the city; it recovers a location of remarkable urban position reconverting its previous destiny, the repair workshops and bus parking of the Cutcsa Company.
In an area served by important urban collectors and geographical centre of the city, this mixed venture is developed connecting the first commercial centre outside the coastline influence band with two residential towers included in the social interest housing development program.
With an irregular geometry, the site articulates its different façades, the neighbourhood reality and the important metropolitan vertices. The building adapts its volume by organizing the complex logistics operation of the program and creating extroverted façades capable of qualifying the city’s public space.
A new urban atrium is defined on the bisecting line of the angle formed by Artigas Boulevard and the Luis Alberto de Herrera Avenue, in front of the monument paying homage to Luis Batlle Berres. As from this spot, the layout of the longitudinal spine ordered by the mall is structured. This connects the main entrance to both levels at one end, and the anchor areas (supermarket and food-entertainment plazas) on the other. The curvature of the mall balances the guidelines of the site while proposing an itinerary of varied scenarios; in the centre, the germinal eye-ogive. This gesture is extended to the third level in the current enlargement, preserving the planned design.
The parking system is designed so as to accompany subsequent enlargements, which are nowadays a reality.
Nuevocentro, together with the transformation of the Libertad Building into a Primary Care Centre, seems to have started a series of urban transformations that attract new purposes for collective use to the area; large metropolitan facilities that, strengthening the continuous development of the northern corridor, balance the qualified growth of the city.
