The Plaza Italia commercial complex, situated in Montevideo's Malvín neighborhood, is a prominent urban landmark encompassing a residential complex of three buildings and a shopping center. Located on Avenida Italia, one of Montevideo's major thoroughfares, this project stands in an area of significant urban interest due to its distinctive layout and vital road connections. The complex occupies a large lot that includes Blixen Street and the planned extension of Colombes Street.
Covering approximately 40,000 m², the project is meticulously designed to accommodate the site's four-meter slope between Avenida Italia and Samuel Blixen Street. The architectural ensemble features multiple levels: the first houses an anchor store, SODIMAC, along with parking and technical areas. The fourth level includes additional commercial spaces and parking, a supermarket, and a shopping promenade with smaller stores. Future plans include a multifunctional building of 10 to 12 floors at the northeast end, facing Avenida Italia.
The master plan encompasses three key sectors: a residential area, a zone for the extension of Colombes Street, and the main commercial area. This mixed-use development significantly boosts the area's progress.
The project aims to foster community-beneficial developments, substantially contributing to the reconfiguration and consolidation of the urban fabric in this transforming sector. It achieves this by respecting the existing morphology and creating a structure that meets both commercial and residential needs while harmoniously integrating with the surroundings.
To facilitate functional development and enhance the quality of collective use of the proposed free and public spaces, substantial road infrastructure works have been carried out. These include the opening of the Colombes Street extension, along with sanitation, lighting, and improvement of the surrounding pedestrian public spaces.
The main entrance to the shopping center from Avenida Italia features a portico leading to a multi-level plaza and gallery, ensuring seamless vertical and horizontal connections between different levels and optimizing circulation. Plaza Italia not only redefines the urban image of the area but also promotes an integrative approach that strengthens the social and economic fabric of the community.
