The Science Park Free Zone, located at kilometer 23 of National Route 101 in the Canelones department in Uruguay, houses the Multipurpose Buildings designated for administrative offices.
Situated on the second Boulevard, they are key elements of Macromanzana 1. They feature a reinforced concrete structure and an exterior of stone materials. The facades are made up of aluminum windows, concrete panels, and galvanized corrugated sheet cladding.
The Multipurpose Building M1, a two-level structure, aligns with the Boulevard and acts as the main component of the industrial warehouse. Each floor, measuring 554 m², includes a lobby on the ground floor with glazed access and stairs leading to the first level, which hosts a landing and terrace. The mezzanine, made of reinforced concrete, supports a roof made of 10 cm isopanel sheets, with drainage through a reinforced concrete gutter. The structure is organized into an 8.00 x 12.00 m grid.
The Multipurpose Building M2, located between M1 and the production warehouses, spans three levels with an entrance connected to the Boulevard. Stairs link the various levels, with each floor offering 527 m² of space.
Enhancing the complex, there's a Service Plaza in a single-story building, featuring a facade of wood, cladding, and corten steel. It includes a restaurant with indoor and semi-covered areas, outdoor spaces with a terrace and deck, a mini-theater or multipurpose room, and three commercial premises.
The Club House enhances the architectural complex by introducing an array of amenities, including a well-equipped gym featuring locker rooms, a barbecue space, a deck, and a versatile hall outfitted with tables, chairs, and a bar. The use of glass and wood in the principal module and the exterior spaces creates a cohesive aesthetic that seamlessly integrates with the Service Plaza.
These components, with their design and functionality, aim to bolster the positioning of the Science Park as a hub of corporate and logistic activity, reflecting a modern and versatile perspective in industrial and commercial development.
